Termites on the Sunshine Coast - What you need to know before purchasing

A termite inspection on the Sunshine Coast is not optional. It is one of the most important steps in any pre-purchase process in this region, and that consistently surprises buyers who didn’t think their property was at risk.

Here’s what 40 years in the building Industry and inspecting properties across the Sunshine Coast and Gympie over the last 10+ years actually looks like on the ground.

The Sunshine Coast Termite situation is not what you see on television

Almost every home renovation show dealing with pest issues is filmed in Melbourne or Sydney. Termites barely register as a concern in those climates. What makes for dramatic television in Victoria is routine reality on the Sunshine Coast. 

The hinterland, the coastal fringe, the regional areas around Gympie – this entire region sits in one of the most active termite environments in Australia. The subtropical climate, the timber-heavy construction history, and the proximity to bushland creates conditions where termites don’t just occasionally show up. They’re a consistent find across virtually every suburb.

Don’t let what you’ve seen on television calibrate your expectations about what to expect here. The risk is genuinely different .

Where do Termites get in?

Termites don’t need much. They find the path of least resistance between the ground and timber, and they’re exceptionally good at staying invisible while they do it.

The entry points I commonly find consistently:

  • Anything stored or leaning against the building
    Timber stacked against the house, old fencing sheets pushed up against the wall, bricks right up against the cladding with no clearance. Any contact point between the ground and the building structure is a termite invitation. 
  • Houses on stumps – particularly the low side
    A property on a sloping block has a low side where the stunps are shorter and the subfloor is closer to the ground. That low side carries significantly higher termite risk and gets examined first. 
  • Infills under stumped properties 
    When a high-set home on stumps has had the underside filled in over the years: laundry additions, storage areas, enclosed car accommodation; those infill points become prime entry locations. The original termite barrier, if it existed, usually doesn’t account for those additions.
  • Termite barriers that haven’t been maintained
    A barrier installed twenty years ago and never inspected is npt protection. It’s a false sense of security. I’ve found properties where owners believed they were covered because a barrier was put in at some point, without realising that barriers require regular inspection to remain effective.

What a termite inspection on the Sunshine Coast actually involves

A thorough termite inspection isn’t a visual walkthrough with a torch. By the time termite damage is visible to the naked eye, the problem has usually been developing for months or years. The real work is finding what isn’t visibile.

I use the Termatrac dual-mode radar and moisture sensor on every inspection where termite activity is suspected. TheTermatrac doesn’t require drilling pr disturbing the structure – it detects termite movement inside walls, identifies hpw active the colony is,, and tracks the activity back to its source location. That last capability is critical. Knowing termites are present is the starting point. Knowing where they’re coming from tells you the full extent of what you’re dealing with. 

After 40 years in the building industry , inspecting properties for over 25% of that time on the Sunshine Coast, I’ve seen a lot of tell tale signs of termites and can usually look at a property and gauge the threat level. If I suspect a case of termites, the Termatrac comes out and within 5-10mins I usually confirm my suspicions.

The Most Severe Termite Infestation I've encountered - A Tewantin Property

To understand what an un-inspected termite problem actually looks like here’s a property I inspected in Tewantin.

The house was built in the 1960s – all timber construction, stumped off the ground. Over the years, various additions had been made under the house. Termites had come through the stumps and worked their way up into the structure over a long period of time.

In the kitchen, the floor had slumped 150mm in one direction. It was barely possible to stand straight. The buyer who called me in was already asking about demolition – and he was right to. The bathroom shower was completely unusable due to the extent of termite infestation. The owners had been using a studio shower in the back of the garage instead, apparently for some time. All the garage framing had been eaten through. Timber was piled up four feet high from the deposited and eaten-away material.

The owners were walking though this every day. The property couldn’t be sold in that condition – any buyer was looking at full demolition and rebuild. 

This was an extreme case. But it’s an extreme case that was invisible from the street, and was easily disguised if you didn’t know what you were looking at.

A more recent find - eight years old, brand new-looking

Not all termite finds are in old properties,. i recently inspected a property a few months back. The property was less than 8 years old that had extensive termite damage.

The house had cement sheet cladding – a modern material that most buyers would assume provides protection. The previous owners had landscaped a garden right up against the cladding, with no clearance between the soil and the sheet. Termites got in through that contact point and had unrestricted access to the internal timber framing. 

The property looked contemporary, well-maintained, and problem-free from the outside. The damage was entirely hidden. It was over in the Bribie Island area; the same same subtropical conditions that affect properties across the Sunshine Coast..

New construction does not mean termite-free. The entry point just needs to exist.

Buderim and Tewantiun - The highest Risk Suburbs

Across the Sunshine Coast, I’ve found termite activity in all suburb regularly from down Caboolture way all the way up to Gympie area. Out of all those areas i’ve noticed an elevated risk consistently in two main areas – Buderim and Tewantin.

Buderim – the hinterland-adjacent environment and the nature of the block terrain creates significant termite pressure. Properties on steep blocks, with high-set construction, and proximity to bushland are particularly exposed. I’ve found termite issues on Buderim quite often!

Tewantin and Noosa Heads – the older character homes in these areas, many built in timber , with established gardens and mature trees close to structures, are consistently where I’ve found active termite activity. Wood rot frequently accompanies the termite finds in the older properties. 

What happens when active Termites are found during an inspection?

Finding actove termites during a pre-purcahse inspection doesn’t automatically kill the sale. What it does is give the buyer a complete understanding and information to make a decision.

For most buyers, active termite infestation, particularly when extensive, is reason to walk away or renegotiate significantly. The cost of treatment, structural repair, and the ongoing management required is substantial. Most people, when they understand the full picture, aren’t willing to take it on at the original price.

For some buyers, it’s an opportunity. A property with a known termite problem is priced differently than one without. If the buyer has the appetite, the expertise, and the budget for remediation, the inspection findings become a negotiation tool. 

What I don’t do is tell you as a prospective buyer what to decide. My job is to find what;s there and make sure you understand it fully. The decision belongs to the buyer, but it should be an informed one.

The one property feature that increase risk most

If there’s one thing that consistently shows up in my years of doing inspections, the single greatest contributor to termite risk on a Sunshine Coast property, it’s gardens planted directly against the building with no clearance between soil and structure. 

It shows up in old properties, new properties, timber cladding, cement sheet cladding, brick construction. The principle is the same every time – direct ground-to-structure contact removes the barrier that’s supposed to stop termites reaching the building. 

Home and garden television shows show this constantly, lush planting right up against the house wall, beautiful raised garden beds against the facade. It photographs well. However, on the Sunshine Coast, in and active termite environment, it’s an open invitation for termites to take up residence! 

Before you buy on the Sunshine Coast

A termite inspection should never be treated as a separate, optional add-on to a building inspection. on the Sunshine coast, it’s inseparable from a proper pre-purchase assessment. 

The question isn’t whether the Sunshine Coast has active termites. It does, across virtually every suburb, in properties of every age and construction type. The question is whether the specific property you’re buying has been affected, and whether the risk factors are being managed.

That’s what a thorough inspection tells you. And that’s worth knowing before you sign anything.
