A building inspection is comprehensive. It will involve the inspection of the building’s foundations, structure, roofing, walls, floors, electrical and plumbing fixtures and connections. A building inspection will generally take a couple of hours but time varies depending on the size and age of the building. Typically, older buildings will take longer to inspect. A question we frequently get asked!

This question is subjective to an individuals buying parameters, some people expect a house to be close to perfect while others are happy to do their own renovation work, what I would buy is different to what other people would buy.

We can give you a rough estimate of what we believe it would cost to fix the defects, but we recommend you get accurate quotes from the appropriate trades people, and make a list of estimates of the individual defects to come to a final figure.

We guarantee to email the report to you within 24 hours of completing the inspection (as long as the inspection fee has been paid). Most reports are emailed by the end of the day.

Everything is negotiable, your solicitor/conveyancer will be able to give you the best advice on this.

Yes we will point out any materials we think contain asbestos, this is based on inspector experience and should be confirmed by an Asbestos testing/management company.

Yes, we will explain to you our findings in easy to understand language, either at the end of the inspection or via phone when you have received the report.

You should be looking for expert unbiased advice from your inspector and conveyancer. Do not rely on the realestate agent to provide you with building advice unless they are qualified to do so.

Generally we start on the grounds, then exterior of house, roof exterior, interior of house, roof space, subfloor if any.

Yes Queensland building inspectors must be licenced and hold a QBCC builders licence and a pest inspectors licence and have full public indemnity and public liability insurance.

Yes,  if the contract is written as subject to the findings of a building and pest report.  This needs to be discussed with your solicitor/ conveyancer before signing the contract.
