Building and pest inspection Caloundra – I’ve done plenty of them, and I know exactly what to look for here. Caloundra has two very different property profiles. The older beach shacks built from the 1950s through to the 1980s. And the newer estates, Pelican Waters, Golden Beach, Bells Reach, where the homes look immaculate and the builder warranty is ticking down.

Why Caloundra homes need a closer look

Caloundra covers a wide range of property types and ages. After inspecting across Caloundra City, Kings Beach, Moffat Beach, Dicky Beach, Currimundi, Golden Beach, Pelican Waters, and Bells Reach, I know the patterns. Two stand out above the rest. 

The older beach shacks. Caloundra grew up as a coastal holiday town. A lot of the older housing stock, particularly around Kings Beach, Moffat Beach, and Dicky Beach, were built fast and on the cheap. Asbestos-containing materials are common in homes built before the mid-1980s. I’ve found it in wall sheeting, eaves lining, the old fibro cement on garages and sheds. Poor original wiring is another recurring issue – old-style fuse boxes, undersized cabling, deterioration over decades of coastal humidity. Rusting steel is the third pattern: roofing fixings, brackets, lintels, and structural steel components that have been working against salt air for 40 or 50 years. 

The newer estates. On the surface, Pelican Waters, Golden Beach, and Bells Reach look like a different world. Modern construction, tiled finishes, new kitchens. But newer doesn’t mean problem-free. I find builder defects in new estates more often than most buyers expect. These issues could be anywhere from waterproofing issues in wet areas, drainage problems around slabs, substandard caulking, and early moisture ingress that hasn’t had time to show itself yet. If the builder’s warranty is expiring, that’s exactly the right time for an inspection.

The Battery Hill story. Battery hill is one suburb I won’t forget in a hurry. I was called in on a $1.2 million property. It was a young couple, the first time they were going through the house was inspection day. As I worked through the inspection, it became clear the building had been slumping. The floor had moved 80 millimetres. That’s significant structural movement. The couple walked away. It wasn’t the result anyone hopes for, but it was the right call and finding it before settlement is exactly why an inspection exists. 

At these prices, a missed defect isn’t a minor inconvenience. It’s a repair bill or a negotiation that never happened. If you’re selling in Caloundra, a pre-sale building inspection means no surprises at settlement.

The tools that find what others miss

I use specialist equipment on every inspection. Most inspectors don’t carry this gear – and it’s the reason I find things that get missed.

  • FLIR Cx3 thermal camera – detects moisture and heat signatures behind walls and ceilings without drilling. In older Caloundra homes, this is particularly useful for finding water damage that’s been painted over or hidden behind linings 
  • Termatrac dual-mode radar – detects termite movement through walls using microwave and moisture detection. Finds active termites without touching the wall.
  • Tramex moisture meter – quantifies moisture levels in timber and building materials. Confirms what the thermal camera suggests and catches early moisture ingress in newer builds before it becomes visible.
  • Bosch laser level – measures floor levels and structural movement precisely. Critical for identifying slumping and subsidence – the kind of movement I found at Battery Hill that saved a young couple from a $1.2 million mistake. 

 

Older beach shacks with decades of hidden moisture. Newer builds with early-stage defects. This equipment is what makes the difference between finding it and missing it.

In newer homes, these are covered under Queensland’s statutory building warranty. Finding them before the warranty expires means you have legal recourse. Finding them after means you pay.

Yes – I encourage it. You’ll learn more about your property in two hours with me than you would in months of open homes. I walk you through everything I find at the end, face to face. Ask as many questions as you like. 

Q: How quickly can I get a report?

Reports are delivered within 24-48 hours of the inspection – in most cases, same day. If you have an urgent settlement deadline, call me and I’ll do what I can. 

Q: Is there anything a building inspection won’t cover?

Yes – and I think it’s important to be upfront about it. All inspections are visual and non-invasive. I don’t cut into walls, lift floor coverings, move personal belongings, or access areas that are physically unsafe or concealed on the day. Things behind linings, in sealed roof voids, or under slab aren’t accessible without destructive testing – which is not part of a standard building inspection.
