Building and pest inspection Noosa – I’ve done a lot of them. Noosa is a premium market, and the stakes reflect that. You’re often looking at $900K, $1.2M, $2M-plus. That’s not a market where you want to find out what the open home didn’t show you after settlement.
I’m Warren Smith. I’m QBCC licensed, I cover Noosa and surrounding suburbs, and I do every inspection myself. No contractors. When you book, you get me.
Why Noosa homes need a different eye
Noosa has its own set of problems – and most of them hide well. After inspecting properties across Noosa Heads, Noosaville, Tewantin, Sunshine Beach, Sunrise Beach, Castaways Beach, and Peregian Beach, I know exactly where to look.
Wood rot in older character homes. Noosa has a lot of beautiful older timber homes. The rot I find most often is behind architraves and in subfloor timbers – places that look completely fine from the outside. Deck bearers are another one. They can look solid from above and be significantly compromised underneath.
Termite pressure in Tewantin. Tewantin has some of the highest termite activity I see on the Sunshine Coast. Older 1960s and 1970s timber homes with established trees nearby is a perfect combination that gets people into trouble. I’ve inspected properties in Tewantin where the damage was so extensive that demolition was the only realistic option.
One inspection stays with me. A 1960s timber home in Tewantin. The kitchen floor had dropped 150mm. The bathroom was completely unusable – the owners had been showering in the garage studio for months. The garage framing had been eaten out. Termite damage four feet high through internal walls. By the time I got there, the building was a write-off. That property needed a demolition and rebuild.
That’s not a scare story. That’s what happens when termite activity goes undetected in older Tewantin timber homes. A pre-purchase inspection, even on a property that looks fine, is not optional in this area.
Premium market means higher stakes. At these price points, a missed defect isn’t a minor inconvenience. It’s a six-figure repair bill or a negotiation that never happened. I find things that make a financial difference, and I give you the information you need to decide what to do next.
What's included in your Noosa inspection
A thorough inspection. Not a visual once-over.
I inspect the whole property. Roof void, subfloor, all rooms, the exterior, fences, retaining walls, and outbuildings. Pest inspection covers termites, wood borers, and conditions that make a property attractive to them. Both are included in one visit.
- Roof void – access and full inspection where safe
- Subfloor – timber condition, moisture, ventilation, pest activity
- All internal rooms – walls, ceilings, floors, windows, wet areas
- Exterior – cladding, eaves, fascias, gutters, decks, steps
- Roof exterior – tiles, metal sheeting, flashings, ridgelines
- Site condition – drainage, garden bed clearances, retaining walls
- Termite and pest inspection – active, inactive, and conducive conditions
I walk through the report at the end of every inspection. Not a phone call a day later, at the property, on the day. you leave knowing exactly what I found and what it means. If you’re selling in Noosa, a pre-sale building inspection means no surprises at settlement.
The tools that find what others miss
I use specialist equipment on every inspection. Most inspectors don’t carry this gear – and it’s the reason I find things that get missed.
- FLIR Cx3 thermal camera – detects moisture and heat signatures behind walls and ceilings without drilling. Critical for finding hidden water damage and termite activity.
- Termatrac dual-mode radar – detects termite movement through walls using microwave and moisture detection. I can locate active termites without touching the wall
- Tramex moisture meter – quantifies moisture levels in timber and building materials. Useful in older Noosa homes where subfloor issues can cause floor slumping that’s easy to miss by eye.
In a market like Noosa, this equipment isn’t optional. Hidden moisture, termite activity behind linings, and subsidence in older character homes, this is what the tools are for.
Your report - Within 24-48 hours, and I walk you through it
You get two things at the end of every inspection. First, I walk you through what I found, at the property, face to face, before I leave. No waiting for a call. No interpreting the full report alone.
Second, your written report arrives within 24 hours. It uses a clear red/green system; Red flags the items that need attention, green confirms what’s sound. It’s designed to be readable, not a wall of technical language. Your solicitor, your builder, your real estate agent, anyone can understand it.
What does a building and pest inspection cost in Noosa?
Inspections start from $399. A standard four-bedroom, two-bathroom home is $539-$619. Pricing depends on property size and type. I’ll give you an exact quote when you call or book online.

In Noosa’s market, the question isn’t whether you can afford an inspection. It’s whether you can afford not to have one.

Building and pest inspection Noosa - Frequently asked questions
Q: How much does a building and pest inspection cost in Noosa?
Inspections start from $399. A standard four-bedroom, two bathroom home is between $539 and $619. I’ll give you an exact quote when you call, place a booking. It takes 30 seconds. The price includes a combined building and pest, your written report, and the walkthrough at the end of the inspection.
Q: How long does an inspection take?
Typically two or three hours for a standard home. Larger properties, properties with extensive subfloor access, or homes with significant pest history may take longer. I don’t rush – a Noosa property at this price point deserves a thorough inspection.
Q: Do you cover all of Noosa – including Tewantin and the beaches?
Yes. I cover Noosa Heads, Noosaville, Tewantin, Sunshine Beach, Sunrise Beach, Castaways Beach, and Peregian Beach. If you’re not sure whether your property falls in my service area, call me and I’ll confirm.
Q: Why is Tewantin particularly high risk for termites?
Tewantin has a high proportion of older timber homes, 1960s and 1970s construction, surrounded by established trees. That combination creates ideal conditions for termite activity. I find more active and inactive termite damage in Tewantin than almost anywhere else I inspect. Pre-purchase inspections here aren’t optional, they’re essential.
Q: What is wood rot and how do I know if it’s a problem?
Wood rot is the decay of timber caused by moisture and fungal growth. In older Noosa homes, I find it most often behind architraves, in subfloor timbers, in deck bearers, and around window frames. It often looks fine from the outside. My thermal camera and moisture meter pick it up before it becomes visible. Left untreated, it compromises the structural integrity of the building.
Q: Can I attend the inspection?
Yes. I encourage it. You’ll learn far more about the property in two hours with me than you would in six months of open homes. I walk you through everything I find at the end, face to face. Ask as many questions as you need.
Q: How quickly can I get a report?
Reports are delivered within 24-48 hours of the inspection. In most cases, same day. If you need it urgently, for a settlement deadline, for example, just let me know and I’ll see what I can do for you!
Q: I’ve already had one inspection done by another inspector. Is a second opinion worth it?
It can be. I’ve been called in after other inspections and found significant defects that were missed, moisture where it shouldn’t be behind the shower tiling, cracking, roof issues where the first inspector never went up. If you have doubts about a report, call me. I’ll tell you honestly whether a second inspection is warranted.
