Why do I need a building and pest inspection?
A building & pest inspection protects your investment. It can reveal structural issues, termite activity, fungal decay and safety hazards that could cost thousands later. You’ll make an informed decision with clear evidence.
What does a building inspection involve?
We assess the property’s structure (foundations, roof, walls, floors, windows and doors), services (plumbing, electrical, ventilation) and all accessible areas, including roof voids and subfloor (if present). The pest inspection covers termites, borers and fungal decay. Photos and recommendations are included.
How long does an inspection take?
Most homes take 2–4 hours depending on size, age and access. Larger or older homes may take longer. We’ll let you know if anything will impact timing.
Can I attend the inspection?
Yes. Many clients walk through with the inspector to ask questions and see issues first-hand. If you can’t attend, your report will include everything you need.
Do I need an inspection for a new build or handover?
Yes. New homes can still have defects or incomplete work. A handover inspection checks compliance with Queensland standards before final payment.

How much does a building & pest inspection cost in Queensland?

How soon will I receive my report?
We guarantee delivery within 24 hours of the inspection (once paid). Most reports are emailed the same day.
How long is the report valid for?
The report reflects the condition on the inspection day. Contracts typically treat reports as current for 30–90 days, but weather, pests and deterioration can alter conditions sooner. Check with your solicitor or agent for your situation.
What happens if serious defects are found?
We explain severity and likely causes, include photos, and recommend appropriate trades. You can use the report to negotiate, request repairs, or reconsider the purchase.
Can I negotiate or ask for defects to be fixed before settlement?
Usually yes, subject to your contract. Your solicitor or conveyancer uses the report to request repairs, negotiate the price, or exercise clauses if needed.
Pests, Safety & Methods
Do you check for asbestos?
We note materials that appear to contain asbestos based on experience. Formal confirmation requires sampling and testing by a licensed asbestos specialist.
Which pests are included in the inspection?
Our standard pest inspection covers termites, borers and fungal decay. If you’re concerned about other pests (e.g. rodents), let us know before booking.
Do you use thermal imaging or moisture meters?
Yes, when appropriate. Tools such as moisture meters and thermal imaging can help detect hidden moisture and anomalies not visible to the eye. Relevant images are included in your report.
What’s the difference between structural defects and maintenance issues?
Structural defects affect safety or stability (e.g. foundation movement, roof sagging, significant cracking). Maintenance issues are minor or cosmetic (e.g. peeling paint, small leaks). We report both and indicate urgency.

Are you licensed and insured?
Yes. We hold a QBCC builders licence and pest inspection licence, with full public liability and professional indemnity insurance.
Can I pull out of a contract if I’m not happy with the findings?
Possibly, depending on your contract terms (e.g. “subject to building & pest”). Speak with your solicitor or conveyancer for legal advice.
What’s the difference between pre-purchase and pre-sale inspections?
Pre-purchase: ordered by buyers to uncover issues before buying. Pre-sale: ordered by sellers to identify and fix issues before listing, helping avoid surprises during negotiations.

Booking 1–2 weeks ahead is ideal, especially during busy periods. We’ll always try to help with short-notice or contract-deadline inspections.
Where do you start your inspection?
We typically start outside (grounds, exterior, roof), then inspect internal rooms and wet areas, roof void and subfloor (where accessible). This gives a complete picture of the property’s condition.
